Impact Fee Analysis
An impact fee analysis is a professional study that evaluates how new development affects public infrastructure such as roads, water, sewer, parks, and public safety facilities. The analysis helps determine whether new growth will require additional infrastructure and what the cost of that infrastructure may be.
Why does the City use impact fee analyses?
Impact fee analyses help ensure that growth pays for growth. When new development increases demand on City services and infrastructure, impact fees help fund the necessary improvements so that existing residents are not unfairly burdened with those costs.
These analyses:
- Use population and development projections
- Identify future infrastructure needs
- Estimate the cost of those improvements
- Ensure fees are calculated fairly and consistently
- The City uses impact fee analyses to:
- Establish or update impact fee rates
- Plan for future infrastructure improvements
- Support transparency and compliance with state law
